Arvind Skycrest Maintenance charges are currently taken in advance for 1 year at Rs. 72-75/sq. ft. till the units are ready for possession. After possession, the RWA will set the amount at Rs. 5-8/sq. ft. monthly. These charges are taken to upkeep the property's common areas.

The advance maintenance charges will be taken by the builder only for a year from the booking date onwards. After the handover and completion, the society's set care-taking association will take the charges. The charges will also include 18% GST charges.

The charges are set as per the apartments' built size and are affordable and set as per the RERA Guideline.

What are maintenance charges?

Maintenance charges are regular fees paid by the owner or renter to upkeep the common areas of the venture. These common areas include the clubhouse, lifts, swimming pools, gardens, etc. The fees are decided by the township RWA.

The maintenance charges include all the expenses needed for the daily upkeep, repairs, and smooth running of a residential community.

They cover many important services and facilities that help the township function properly, such as:

  • Regular maintenance of common areas like gardens, lobbies, and corridors
  • Security services for the entire residential complex
  • Daily cleaning and sanitation work
  • Water and electricity usage in common areas
  • Lift maintenance and repair work
  • Pest control services
  • Gardening and landscaping activities
  • Upkeep of shared amenities like the gym, swimming pool, and community hall

RERA rules in India focus on transparency and clarity. These rules ensure that builders do not make profits from maintenance charges and that the collected money is used correctly.

Builders must clearly list all maintenance costs, which are usually charged between Rs. 2 and Rs. 25 per sq. ft. They must also explain how this money will be used before handing over the project to buyers.

All maintenance funds must be kept in a separate bank account. Builders are allowed to collect advance maintenance charges for a period of 12 to 24 months.

After possession is given, the responsibility for maintenance shifts to the Residents’ Welfare Association (RWA). The RWA then decides the final maintenance charges for the community.

Clear and detailed billing is required at all times. GST is added only if the monthly maintenance amount for a single flat is more than Rs. 7,500.

Is There Any GST on Prestige Park Ridge Maintenance Charges?

Yes, GST is applied to maintenance charges in the township under two conditions:

  • When the monthly maintenance fee for one flat exceeds Rs. 7,500
  • When the total annual income of the society from services goes beyond Rs. 20 lakhs

Affordable housing projects are exempt from GST on maintenance charges. This applies to projects that offer basic facilities and smaller-sized homes.

  • Per Sq. Ft. Method: Charges are calculated based on the size of the flat. Larger homes pay more, and smaller homes pay less. This is the most common and fair method under RERA guidelines.
  • Equal Sharing Method: All residents pay the same amount, regardless of flat size. This method is used only if most residents agree to it.
  • Hybrid Method: This combines both methods. Some costs, like lift maintenance, are shared equally, while others, such as common area upkeep, are charged based on the flat’s size.
